Paper Abstract: The study focuses on the increasing Nigerian investment in the Lagos real estate sector. This present work narrows it down to investments by Nigerians living in Asia, with the view of establishing their motivation for investing in this sector, highlighting significant drivers, and appraising the challenges and opportunities that come with this relatively new frontier market. Real estate investments in Lagos have long been attractive to both domestic and international investors due to the status of Lagos as the economic hub of Nigeria. Today, the new flow of capital from the Nigerian diaspora from Asian countries like China, Malaysia, and the United Arab Emirates is a modern shift for several reasons: the boom in Lagos' urbanization, good appreciation in property, and long-term financial security. Even so, investors are going to face some unique challenges, such as the more complicated regulatory environment, currency fluctuations, and market volatility. By integrating primary data from the collection of surveys and interviews with investors, along with the analysis of secondary data on the trends in the real estate market, this research captures the comprehensive implications that diaspora-driven investments from Asia are having on the real estate landscape of Lagos. Results equally highlight strategic opportunities available for both investors and policymakers to further promote growth in this important sector. It finally demonstrates the avenues that the Nigerian government has to partner with its Asian diaspora for the purpose of making investments useful in national development.
